Chances are, whoever buys your house will need a mortgage and, though it will ultimately be the buyer's responsibility, they may look to you for guidance on financing options. It's important to know exactly what you qualify for and at what rate, that you know how large your monthly mortgage payments will be, and that you know how much you will have for a down payment. Putting a sign on the yard and listing the home on a MLS usually will not be enough to sell a home.
